North Dakota Real Estate Appraisers/Improvement Section
The uniform residential appraisal report form requires North Dakota real
estate appraisal professionals to complete an accurate description of the
improvements on the site being appraised. The description of improvement section
is usually completed once the scope of work to be performed has been
established, including what property rights are being appraised, the purpose of
the report, the nature of the client, and the purpose for valuating the
property.
Once a North Dakota appraiser has established the scope of work to be
performed they will then identify the particular neighborhood boundary
characteristics, and determine if any factors affect the marketability of the
properties in that neighborhood. Your North Dakota real estate appraiser will
then identify any site improvements that affect the value of the property, these
may include but are not limited to the topography, drainage, flood zones, any
public utilities, or any adverse easements are encroachments.
Other items such as room counts of the improvements, total Gross living area,
and the number of bathrooms and bedrooms associated with the improvements are
also considered by North Dakota real estate appraisers. What type of interior
materials and conditions, the type of heating and cooling, kitchen equipment
such as refrigerators dishwashers etc. are also considered. Garage storage and
other amenities like number of fireplaces, location and condition of any patios,
decks or porches, as well as the size and condition of any pools, spas or other
site amenities will be considered in the improvement section as well.

the URAR report form and know how to address all of these issues.
