Oregon Real Estate Appraisers
Oregon Real estate appraisers are hired for lots of different reasons. The
appraisers listed on Appraiser Scout are qualified to perform appraisals
services for estate planning, tax planning, valuation for a property listing,
PMI removal, or for lending purposes. It is each financial institution that
maintains their own list of approved appraisers so it is important that you
inform the Oregon appraisal professional you choose which lender you intend to
use their appraisal with. Most lenders will except an appraisal by any licensed
or certified Oregon estate appraiser, however, if your appraiser is not on the
approval list, the lender may require a field review be completed, and there may
or may not be an additional charge associated. Please make sure, if you are the
one hiring the Oregon appraiser that you understand what your lender's policies
are ahead of time.
Once you are aware of the type of service you wish the Oregon real estate
appraiser to perform, and you know what the lender requires, you're ready to
proceed with engaging an appraiser. Your Oregon real estate appraisal,
professional will require some pertinent information prior to giving you an
accurate quote for services. They will want to know whether the report is to be
used by you alone or by additional third parties. If there are third parties
involved the appraiser will ask who they are and what involvement they have with
the appraisal assignment. Some appraisal assignments may require expert
testimony work at some future date. If this is the case please discuss this
thoroughly with your Oregon appraisers as this will help them better prepare
their report for cross examination.
Most appraisers have a standardized fee for what is known as form work, or
standard mortgage files for lending purposes. Please make sure you discuss with
your Oregon appraiser if your property is larger than normal, or exceeds the
median value of homes in your area, as there may be a fee increase for more
complex properties.
