for a federally regulated transaction involving a mortgage, they are generally
required to report their findings on the uniform residential appraisal report,
in the case of residential property. This form was created by the Federal
National Mortgage Association to help streamline the underwriting process and
allows lenders greater flexibility and speed when processing large volumes of
appraisals.
The front of the form is the descriptive process of the appraisal. Your
Pennsylvania real estate appraisal professional will identify the neighborhood
market conditions and characteristics such as the single-family housing price
range, predominant occupancy, and the percentage of build up within a subjects
neighborhood.
Once the subject has been identified and the neighborhood has been defined,
your Pennsylvania appraiser will then identify the site and any specific
characteristics associated with the actual building site such as, accessibility
to public utilities, presence of special assessments, special slide areas, or
any legal or illegal zoning uses.
Lastly, Pennsylvania appraisers are required when using this form to
accurately describe any improvements made to the site. Improvements can be
either currently existing or proposed. In the case of proposed construction
Pennsylvania real estate appraisers will require you to submit appropriate plans
