Cape May County is a large county in the state of New Jersey. The Cape May
County appraisal office is responsible for updating and maintaining records on
every parcel of property in the county. They keep track of recent sales in the
neighborhoods and improvements made to existing homes. They are responsible for
keeping the descriptions of the properties up to date as well. Each year a new
value is placed on the homes. This value is then used by the local government to
determine how much each individual homeowner will pay in taxes for that year.
The tax rate is not determined by the Cape May County appraiser's office. This
is done by a different department. Nor do they determine how much you are going
to be responsible for paying. Their principle job is to appraise the homes and
give them a value. Doing this year after year takes a lot of work. They use
recent sales of homes that are similar in nature that have sold throughout the

home for much more that it was worth there are a few things you can do. First,
do some research of home values in your neighborhood? If they are close to yours
for the similar homes then they are probably correct in their estimates. You can
go down to the Cape May County Appraiser's Office to view the records of recent
sales in your neighborhood. These are called comparable sales. If after
reviewing these records and you still feel your house is worth less than you can
file an appeal. There are particular things you must do to appeal your case. You
must attach to your appeal 3-5 comparable sales to back up your claim. The Cape
May County Appraisal Office will then review those sales to your home. An
appointment will be set up to discuss your property together. You can then at
this time ask any questions and discuss your property. If after the appointment
you feel satisfied with the decision and understand now how they can up with the
value you are free to go and nothing else will need to be done. If after the
discussions you feel they are still incorrect you will have to go to a hearing
to discuss your case before the board.
