Franklin County Appraisals

The Franklin County Appraiser can help to see if you qualify for any exemptions that may help you lower your property taxes. One of the more generous exemptions is the Homestead Exemption. This is only available to those over the age of 65 that can prove limited income and to those that are permanently disabled. If your spouse was over the age of 65 and received the exemption in prior years and has since passed away, you may be entitled to continue receiving this exemption if you are at least 59 years old. For those that make over $26,200 you do not qualify for any assistance. This amount can change from year to year so it is best to check with the Franklin County appraisal office to see what the new figure is. Annual income is defined as income which includes social security and any benefits from your railroad retirement.

Any money from a retirement pension, annuity or any other retirement payments is included in the annual income. If you receive any disability benefits, up to $5,200 can be excluded from the income. The Franklin county appraisal office will approve your application for the homestead exemption. The amount of the exemption will be deducted from your property tax bill. When the property taxes for the entire county are sent from the state level the state pays the county for the portion of the property taxes that was removed in the exemption. This is done so that the county can continue to run its government without fear of losing money because of too many exemptions.

The tax commissioner is responsible for overseeing the taxes applied to real property within the state of Ohio. This must be done using a uniform method for assessing the properties throughout the state. It is the job of the auditor in each county to assess the property in his or her county. This is what the Franklin County appraiser would do. The value is 35% of the market value of the homes for tax purposes. The auditor is also responsible for maintaining the tax roll. This is a list of every property in his jurisdiction and the specifications to each one.
